Blocked gutters are one of those quiet problems that turn expensive fast. Leaves, moss and silt compact into a sodden mat, the downpipes choke, and the next heavy rain sends water cascading over the edge — down the walls, onto the fascias and, eventually, into places water should never go.
We clean gutters across Greater Manchester — Manchester, Stockport, Salford, Bolton, Bury, Oldham, Rochdale, Wigan and the surrounding towns. Gutters are cleared by hand, downpipes are flushed through, and the fascias and soffits get a wash so the whole roofline looks cared-for, not just functional.
What is gutter cleaning?
Gutter cleaning is the removal of leaves, moss, silt and debris from your gutters and downpipes, restoring the free flow of rainwater off your roof. It is simple, unglamorous maintenance — and it is the thing that stands between a Manchester downpour and water damage to your walls, fascias and foundations.
Our clean covers the full roofline: the gutter channels cleared along their length, every downpipe flushed to prove it runs, and the fascias and soffits washed down so black streaks and green algae do not spoil the result. We check joints and brackets as we go and tell you about any leaks or sagging we find.
How we do it
- Set up safe access: We work from stable ladders with standoff protection, or a high-reach vacuum pole where the layout suits it. Either way, the gutters are reached safely along their full length — no leaning out, no skipped sections behind awkward corners.
- Clear the gutter channels: Leaves, moss, silt and the compacted sludge at the bottom of the channel are scooped out by hand and bagged — not just pushed along to the downpipe, where they would cause the very blockage we are there to prevent.
- Flush the downpipes: Each downpipe is flushed through with water to prove it runs freely, and any blockage is worked clear. A downpipe that looks fine from the outside can be choked solid inside — the flush test is how we know for certain.
- Wash fascias and soffits: With the gutters clear, the fascias and soffits are washed down to remove black rain streaks, algae and cobwebs. This is what transforms the job from maintenance into a proper facelift for the front of the house.
- Check and report: We check brackets, joints and seals as we work, run a final flow test, and clear up all debris from the ground below. Any leaks, sagging runs or perished seals are reported to you plainly so you can get them fixed before they cause damage.
Why have it done
- Restores free rainwater flow off your roof
- Stops overflow damaging walls, fascias and foundations
- Downpipes tested and proven to run, not just glanced at
- Fascias and soffits washed for a clean roofline
- Leaks, sagging and perished seals spotted and reported
The warning signs your gutters are blocked
Water pouring over the edge in rain, plants visibly growing in the channel, black streaks down the walls beneath the gutters, and damp patches on interior walls near the ceiling are all classic signs. By the time you notice the overflow, the blockage has usually been building for a year or more.
The other sign is subtler: gutters that look fine but drain slowly. Downpipes choke from the inside with compacted moss and silt, so everything appears normal until a proper downpour overwhelms them. Our flush test catches exactly that.
How often gutters need cleaning
For most Greater Manchester homes, once a year is enough — ideally in late autumn after the leaves are down. If you have large trees overhanging the roof, or your gutters collect a lot of moss off the tiles, twice a year keeps them reliably clear.
It is worth pairing with a roof clean if the tiles are shedding moss into the channels: our roof cleaning service clears the gutters as part of the job, and a fascia and soffit wash can be added to either visit.
What does it cost?
As a rough guide, gutter cleaning across Greater Manchester typically falls between £60 and £150 depending on the size of the property, how many storeys we are working at and how badly the gutters are blocked — every job is quoted free after a look at photos or a quick site visit.
Gutter Cleaning FAQs
How much does gutter cleaning cost in Manchester?
Most homes across Greater Manchester fall between £60 and £150. A single-storey terrace with easy access costs less than a three-storey townhouse, and gutters that have not been touched in years take longer than a yearly maintenance clean. The fascia and soffit wash is included in our quotes — photos or a quick visit get you an exact figure, free.
Will cleaning damage my gutters, fascias or soffits?
No. The channels are cleared by hand, not scraped with anything abrasive, and the fascia and soffit wash uses low pressure with a soft brush on stubborn marks — enough to lift the grime, nowhere near enough to damage uPVC, paint or render. We also check brackets and joints as we go, so anything already loose gets reported rather than worsened.
My gutters overflow but look clear — what is wrong?
Almost certainly a blocked downpipe. Moss and silt compact inside downpipes where you cannot see them, so the gutter looks fine until a heavy rain overwhelms the restricted flow. That is why we flush-test every downpipe rather than just glancing at the channels — the flush proves it runs, and we work any blockage clear on the spot.
How often should gutters be cleaned?
Once a year suits most homes in Greater Manchester, ideally in late autumn once the leaves are down. Homes under big trees or with mossy roofs shedding into the channels do better with twice a year. Regular cleaning is cheap insurance — a blocked gutter left through winter is how fascia rot and damp patches start.
Do I need scaffolding for gutter cleaning?
Almost never for a standard domestic clean. We work from ladders with proper standoff protection, which is faster, cheaper and perfectly safe for houses up to three storeys. Scaffolding only enters the picture for very awkward access or commercial-scale roofline work, and we would discuss that with you before quoting.
Can I clean my own gutters?
You can, but the risk is the ladder work, not the cleaning — falls from ladders are among the most common DIY injuries, and gutters sit exactly where the footing is awkward. Beyond that, most DIY gutter cleans miss the compacted silt at the bottom of the channel and never test the downpipes, which is where the real blockages hide. If you do go up, use a stable ladder with a standoff, never lean out sideways, and have someone footing the ladder.
How long does gutter cleaning take?
A typical house takes one to two hours, including clearing the channels, flush-testing every downpipe and washing the fascias and soffits. Gutters that have not been touched in years take longer — the compacted sludge at the bottom of the channel is slow work — and larger or three-storey properties need more ladder moves. We tell you the expected time when we quote, and all the debris is bagged and removed, not left in the garden.
What happens if I never clean my gutters?
The blockage builds quietly until a heavy rain overwhelms it: water cascades over the edge, runs down the walls and soaks the fascias, and over time that means rotted fascia boards, damp patches on interior walls and water pooling at the foundations. Downpipes choked with compacted moss split or pull away from the wall under the weight. A yearly clean costs a fraction of any one of those repairs — it is one of the cheapest forms of home maintenance there is.
Do you repair gutters, or just clean them?
We clean and report, not repair. During the clean we check brackets, joints and seals, and we will show you any leaks, sagging runs or perished seals we find, with plain advice on what needs doing. We do not carry out gutter repairs or replacements ourselves — but flagging the problem early, before it rots a fascia or stains a wall, is half the value of the visit. If you need a repairer, we are happy to point you in the right direction.
Do gutter guards stop gutters getting blocked?
Not really, and we would not recommend them as a substitute for cleaning. Guards and brushes keep out large leaves, but moss, silt and small debris still get through and compact underneath — and they make the gutter harder to clean when it does need it, which it will. Some customers find they reduce the frequency of cleans on very leafy properties, but they do not eliminate the need. A yearly clean remains the reliable option.
