A moss-covered roof does more than look tired. Moss holds water against the tiles, works its way under the overlaps, blocks the gutters with every heavy rain and slowly pries at the edges of the roof covering. Left alone for years, it shortens the life of a roof that should last decades.
We clean roofs across Greater Manchester — Manchester, Stockport, Salford, Bolton, Bury, Oldham, Rochdale, Wigan and the surrounding towns. Our method is scrape and soft wash, never a pressure blast: moss is removed by hand and low-pressure washing, then a biocide treatment slows regrowth, and your gutters are cleared of debris as part of the job.
What is roof cleaning?
Roof cleaning is the removal of moss, lichen and algae from your roof covering, followed by a soft wash and biocide treatment that keeps the roof clean for far longer than washing alone. It is a maintenance clean, not a cosmetic blast — the point is to get the growth off without disturbing the tiles, slates or ridge work underneath.
We do not pressure-wash roofs. A high-pressure jet drives water under tiles, strips the protective surface off concrete tiles and can crack older slates. Instead we work from safe access — ladders, towers or roof ladders — removing moss manually and finishing with a low-pressure rinse and biocide. It takes longer, and your roof survives it.
How we do it
- Roof survey and safe access: We assess the roof covering — concrete tile, clay tile or slate — the amount of moss, the condition of the ridge tiles and pointing, and the safest way up. Access is set up properly with ladders or a tower, and the ground below is sheeted to catch the moss coming down.
- Manual moss removal: The bulk of the moss is scraped off by hand with roof-safe tools, working from the ridge down so debris falls clear of the cleaned areas. This is the slow part of the job, but it removes the growth without forcing water where it should not go.
- Soft wash rinse: What remains is rinsed with a low-pressure wash — enough to clear loose debris and staining, nowhere near enough to lift tiles or drive water under the laps. Downpipes are disconnected or guarded so the gutters do not choke on the wash-off.
- Biocide treatment: A biocide is applied across the roof to kill remaining lichen and algae spores and slow the moss growing back. It keeps working for months after we leave, and it is what turns a clean roof into a roof that stays clean.
- Gutters cleared and tidy-up: All the moss and debris that landed in the gutters during the clean is cleared out, downpipes are flushed, and the ground below is swept clean. We check the ridge tiles and flashings one last time and report anything that looks like it needs a roofer rather than a cleaner.
Why have it done
- Removes moss that holds water against tiles and slates
- Stops gutters choking on moss washed down by heavy rain
- Soft-wash method protects tiles, slates and ridge work
- Biocide treatment slows regrowth for months afterwards
- Gutters cleared of debris as a standard part of the job
Why we never pressure-wash a roof
It is tempting — a pressure washer strips moss fast. But on a roof, that speed comes at a cost: the jet drives water up under the tile laps, erodes the granular surface off concrete tiles, and cracks brittle older slates. We have seen roofs that needed repairs after a single aggressive wash.
Manual removal plus a soft wash is slower and costs a little more in labour, but the roof covering is untouched and the result lasts longer — especially with the biocide treatment afterwards. If a company offers to pressure-wash your roof cheaply, ask what happens to your tiles.
What happens to your gutters
Every roof clean sends a wave of moss and debris down into the gutters — anyone who cleans a roof and leaves the gutters full has only done half the job. Clearing the gutters and flushing the downpipes is included in every roof clean we do, so rainwater flows freely the next time it pours.
If your gutters are also grimy on the outside, with black-streaked fascias and soffits, have a look at our gutter cleaning page — the exterior wash can be added while we are already up there.
What does it cost?
As a rough guide, roof cleaning across Greater Manchester typically falls between £250 and £600 depending on the size and pitch of the roof, the type of covering and how heavy the moss growth is — every job is quoted free after a look at photos or a site visit.
Roof Cleaning FAQs
How much does roof cleaning cost in Manchester?
Most domestic roofs across Greater Manchester fall between £250 and £600. Size and pitch matter — a steep, large roof takes longer and needs more access equipment — as does the covering and the weight of the moss. A bungalow with light growth costs far less than a large detached house smothered in moss. Photos or a visit give you an exact free quote.
Will cleaning damage my roof tiles or slates?
Not with our method. We never pressure-wash roofs — the moss comes off by hand and the rinse is low-pressure, so tiles, slates and ridge work are never subjected to a forceful jet. We do flag anything already fragile, like cracked slates or crumbling ridge pointing, before we start. The damage to worry about is from pressure washing, which is why we do not do it.
How long will my roof stay clean after moss removal?
The biocide treatment keeps working for many months after the clean, killing spores and slowing regrowth — most roofs stay visibly clean for a couple of years, sometimes longer on sunnier aspects. North-facing slopes in damp spots regrow fastest. Nothing stops moss forever in Manchester's climate, but a proper clean with biocide buys you years, not months.
Do you clean the gutters as part of a roof clean?
Yes — always. A roof clean inevitably washes moss and debris down into the gutters, so clearing them and flushing the downpipes is a standard part of the job, not an add-on. Leaving a customer with clean tiles and blocked gutters would be absurd, so it is built into every quote.
Can you clean my roof in winter?
Yes, with sensible limits. We work year-round, but we will not go up in high winds, ice or driving rain — for our safety and because treatments need a reasonable drying window to work. If the weather turns on the day, we reschedule rather than do a rushed job. Spring and autumn are the most popular times, but winter cleans are perfectly fine in a dry spell.
What causes moss, algae and lichen to grow on roofs?
Moisture, shade and time. North-facing slopes get little sun, so they stay damp long after rain stops — perfect conditions for moss, which needs no soil, just water and a surface to grip. Overhanging trees make it worse by shading the roof and dropping leaves and sap that feed the growth. The wetter microclimate around the Pennine fringe of Greater Manchester grows moss faster than drier areas. It is a natural process, which is why even a clean roof will eventually grow it again.
How long does roof cleaning take?
A typical domestic roof takes a full day, sometimes two for a large detached house with heavy moss. Most of that time is the manual moss removal — it is painstaking work done by hand — plus the soft wash, the biocide treatment and the gutter clearing. Access setup adds time on steep or awkward roofs. We tell you the expected timescale when we quote, and we would rather take the time than rush a job where the quality depends on it.
Can I clean my own roof?
We strongly advise against it. Working at roof height without proper access equipment is genuinely dangerous, and the two common DIY approaches both cause damage: pressure washers drive water under tiles and crack slates, while aggressive scraping chips the roof covering. Even brushing moss off leaves the gutters choked. Roof work is one of the few jobs where the DIY saving is not worth the risk — to you or to the roof.
Do you walk on the roof during the clean?
Only where it is safe to do so. We work from ladders, towers and roof ladders wherever possible, spreading our weight and staying off fragile areas like older slates. Some roofs need to be walked carefully to reach every section — we assess that during the survey and choose the safest access for your particular roof. If your covering is too fragile to walk on, we will tell you and work entirely from access equipment instead.
Will roof cleaning remove black streaks and staining?
Yes. The dark streaks running down roof slopes are usually algae, and the black spots are lichen — both respond to the soft wash and biocide treatment that is part of every roof clean. Heavy lichen colonies may need a longer dwell or a second pass, which is why the full roof cleaning service goes further than moss removal alone. If your roof is mainly stained rather than mossy, send us photos and we will tell you honestly which service it needs.
Will roof cleaning extend the life of my roof?
Yes — that is arguably its main purpose. Moss holds water against the tiles through every wet spell, accelerating frost damage in winter, and its roots work under the tile laps and lift the edges over time. Removing that burden and treating against regrowth takes years of stress off the covering. A roof that is kept clear of moss can outlast a neglected one by a decade or more. Compared with the cost of re-roofing, a periodic clean with biocide is very cheap insurance.
